Commercial & industrial

We bid off your drawings, state our exclusions in writing, and hold the schedule we committed to. GC references available on request.

What we bid

We work as an electrical subcontractor for general contractors and directly for building owners and facility managers. Bid documents in, hard number out, on the schedule you're holding.

  • Tenant improvements, fit-outs, and retail or restaurant build-outs
  • Ground-up new construction, rough-in through final trim
  • Service upgrades, switchgear, and distribution equipment
  • Three-phase power, 480V systems, and motor and equipment connections
  • Interior lighting packages and LED retrofits
  • Parking lot, site, and security lighting
  • Data and low-voltage rough-in coordination
  • Emergency and egress lighting, exit signage, and annual testing

Working with GCs

We read the drawings, we ask the scope questions before the bid rather than after, and we put exclusions in writing so nobody is arguing about them in month three. If a scope item isn't in the set we received, it isn't in our number, and we'll say so plainly in the proposal.

On site, that means showing up on the dates we committed to, keeping our own trash picked up, and coordinating with the other trades instead of walling in their work.

Facility and maintenance work

For owners and property managers we also do the ongoing work: infrared thermal scanning of panels and switchgear to catch loose or overheating connections before they fail, breaker and equipment testing, lighting maintenance, and scheduled after-hours work so we're not disrupting your tenants or your floor.

Bonding, insurance, and prevailing wage

We carry general liability and workers' compensation coverage and can provide certificates naming your entity as additional insured. Bonding is available for projects that require it. Send us your bid documents and insurance requirements together and we'll confirm we can meet them before you spend time on our number.
